Very professional with their services. I engaged with Benj Modimoeng over the holidays and was always quick to respond. I bought my plans on discounted price, the service was remarkable nonetheless. I purchased the plan that I was interested in and since no printing was required from my side, I received the link with my plan as soon as I received the payment notification. No Preparation Required - This option is for someone who is building on a land that does not require approval. If you are building on a Municipal or HOA controlled land or you want us to fit this plan on your stand/plot, please select the options relevant to your requirements.

Municipal Preparation - We modify the plan to comply with local municipality regulations at extra Fee of R20,000.00, ensuring they meet all necessary standards for a hassle-free approval process. If outside South Africa please check if your country allows foreign architects to prepare plans for submission. NB: the runner services (going on your behalf to submit) are not included: Both Modification and Editable files are included in this package.

Estate Preparation - We modify the plan to comply with both local municipality and HOA regulations at extra Fee of R30,000.00, ensuring they meet all necessary standards for a hassle-free approval process. If outside South Africa please check if your country allows foreign architects to prepare plans for submission. NB: the runner services (going on your behalf to submit) are not included.   • Minor Modification - If we flip the plan orientation or move doors and windows around without affecting the structure (moving walls) at an extra Fee of R500.00.
  • Basic Modification - Adding or removing rooms (limited to 2 rooms) at an extra Fee of R3,000.00.
  • Major Modification - Adding or removing rooms (limited to 5) but not changing the design, at an extra Fee of R4,500.00.
  • Extreme Modification - Adding or removing rooms (unlimited) can convert the single storey to double storey, at an extra Fee of R7,000.00.
